Who you are dealing with
Mississippi Mobile Home Buyer is not a lead broker and not a listing service. It is the Mississippi manufactured-housing operation of Titan Property Investors — the same company that reviews your information, makes the offer, and signs the paperwork. Your details go to the buyer, not to a list that gets sold.
We buy single-wides, double-wides, and triple-wides of any age: homes on land you own, homes on rented or family land, homes in parks, inherited homes, and homes with storm, fire, or vacancy damage. We are private buyers — not brokers, attorneys, or a title company — and nothing on this site is legal or tax advice.
The Mississippi rules that decide your sale
Most delays in a Mississippi mobile home sale come from four places: the title, the county tax collector, the land question, and the estate question. Here is the short version of each.
Your home is titled like a vehicle
Mississippi manufactured homes are personal property with a certificate of title issued through the Department of Revenue. A sale transfers by signing that title — not by recording a deed — unless the home was formally converted to real property.
Learn more →The county tax collector is part of every move
State law (Miss. Code § 27-53-5) requires registering the home with the county tax collector within 7 days of a purchase or move — and utility companies cannot connect power or water without that registration or a recorded affidavit of affixation.
Learn more →Two different ways a home becomes real estate
Mississippi offers a tax-only reclassification under § 27-53-15(2) and a full title retirement under § 63-21-30. They sound alike and they are not — which one applies changes how your home can be sold.
Learn more →An inherited home cannot transfer until someone can sign
For estates under $75,000, Mississippi's small-estate affidavit (§ 91-7-322) can let a spouse, child, or other successor transfer the home 30 days after death — often without opening full probate.
Learn more →Requirements may vary by county and by your facts. Confirm the current procedure with the Mississippi Department of Revenue, your county tax collector or chancery clerk, park management, or a Mississippi attorney.
How selling to us works
01
Tell us about the home
Four short steps: what it is, where it sits, condition, and where the title stands. Two minutes, and you do not need paperwork in hand to start.
02
We call you back
A real conversation about the land, the lot rent, and the title. If selling to us is the wrong move for you, we say so on that call.
03
You get a written number
A clear, no-obligation offer with the conditions spelled out. It does not expire tonight, and you decide on your own time.
04
We handle the paperwork
Title transfer through the Mississippi Department of Revenue, park approval if needed, and the county tax collector where it applies.
Most Mississippi sellers are in one of these spots
You own the home, not the land
Rented lot, family land, or leased ground. The home moves on a title, not a deed — that changes everything about the sale.
Read this situation →Your home sits in a park
Park approval, lot rent balances, and community rules all shape what a sale looks like. We work inside those rules.
Read this situation →You inherited a mobile home
Titles in a deceased owner's name are the single most common Mississippi holdup. There is a path through it.
Read this situation →The home needs real work
Roof, floors, plumbing, storm damage, or years sitting empty. We buy homes retail buyers and lenders will not touch.
Read this situation →What to expect — and what we will not promise
You will see sites that promise the highest price, a guaranteed closing, or an offer on every home. We do not, because none of that is ours to promise. Here is the honest version.
An offer is not guaranteed
Some homes do not fit what we can take on — because of location, condition, or title problems we cannot solve. If that is your home, we will tell you plainly and point you toward the right office or professional.
Timing depends on facts, not promises
Estates, lost titles, unreleased liens, and park approvals run on state and county timelines. We control our side of the process; we do not control the Department of Revenue or the chancery court, and we will not pretend to.
Our price reflects the work we take on
We buy below what a repaired, clean-titled home on owned land might fetch after months on the market. In exchange you get certainty and someone else handling the paperwork. If another route would net you more, we will say that out loud.
Nothing is binding until it is signed
A conversation or a written offer creates no obligation on either side. A sale happens only when both parties sign a written purchase agreement — and you can stop at any point before that at no cost.
